Derived from the Moonlighting survey.
Do you own rental property?
How much do you own?
How much time and money do you put into it?
Do you think it is a good return on investment?

It can be a good return, it can be a bad return, you have to buy right. Although if you believe interest rates are going up as I do then you should lock in a low rate mortgage on as much property as you can.

More than 7 houses, fewer than 20 apartments (actually condos that I rent out, I call them apartments) and a commercial office building. I put a lot of money into it. I get even more out. My returns are not as high as they could be because I use almost no leverage and have little debt.
Real estate is a get rich slow program. It's an asset class that allows novice investors an opportunity to benefit from leverage and learn about risk. (When I started I was clueless about investing). It also allows individuals to control outcomes more effectively; although the RE market moves as a market, individual deals are much easier to identify than in the stock market.
Additionally, the stock market is only as worthwhile as the integrity of the participants and management of companies, which is to say it is worthless. I have almost no exposure to the stock market and stopped contributing to my401k a while ago.
I have full time property managers. I learned from a very skilled RE investor.
