Default construction pics

hotkarl inspired this; saw his house pics (which are awesome - good stuff karl) and decided to post up progress pics of my place in FL. As you can see it looks very much like a construction site. The side with the glass faces the water. There is lots of landscaping to do

One from the front, one from the back, and one of the backyard. The framing is done, almost all the windows are in, and the house is wrapped in Tyvek awaiting stucco.

Damm you folks. I should post pics of my lowly actuarial student bachelor pad that was built last year to make us poor 20-something's feel better. Although I really do like your pics though, that's a beautiful place and it gives me something to dream about for the future.

On a serious note, the general rule for FL properties is that they assess (roughly) 2% of the value (or $20K per $1M)

So it depends how they value this when it is done. It is rather unpredictable as recent sale prices are part of the equation. The pruchase price was under $1M; should be all in for ~$1.8M. That will be considered as well; they required an estimate on construction costs when I started, but that was basically an uneducated guess. Since I started, real estate prices have gone up dramatically, and the taxes are now catching up. Taxes are still calculated at the "old" rate; there has been no reassessment on my place since construction began.

One house on the street is for sale for $11M. I hope they get it, but I hope they don't, know what I'm saying?

I just mentioned it, hearing this from an acquaintence this morning:

"So 8K for property taxes plus 14K for insurance is greater than my principal and interest yearly on my home.... "

It does look beautiful...I get to look out my upstiars windows and see cow farms instead of water...
