When I was living in NYC it was expected among renters, but that's partly because housing costs are so damn high that renters are often permanent residents. Usually there were 15-20 people on the lists, including doormen, porters and maintenance. The only times I would use a bank teller would be to get cash in the desired denominations.

Gift - we give small gifts to our neighbors (both sides, across the street, and backyard). This year it is homemade vanilla.

I actually throw $20 at them for biweekly (on top of the $120 fee). Then $100 at Christmas...

$100 sounds reasonable to me.
